Retention Pond Fence

In the next few weeks, you should expect to see some construction occurring around the Jericho Estates retention pond lasting only one, possibly two days at most.  This is part of a multi-phased improvement project to keep up the common areas of the community without raising Home Owner Association (HOA) fees.  The first part of this project occurred earlier this year initiated by the City of Renton when it required that all trees, shrubs, and weeds to be removed from all neighborhood retention ponds, including ours.  This process was required to be done and at the cost of each individual HOA and it was completed well under costs after comparing to what many other Renton neighborhoods invested.  The next part of this project is the repair / partial replacement of the retention pond fence and two gates on the west end (along Hoquiam Ave NE).  After much research and viewing what other neighborhoods have used, we've decided for looks and durability to go with a commercial grade six foot chain-link fence (black rubber coat) to replace the one side facing the west that is in the greatest state of disrepair.  We've decided that in order to save costs and preserve the original look of the community that the fence along the north side of the retention pond (along NE 3rd PL) will be retained and in the next phase of improvements, we'll make repairs and stain it according to Jericho Estates policies (i.e., natural stain).

Rats

Hi neighbors,

We have confirmed that at least two of our lots have rats in their crawlspace, one lot at each end of NE 3rd Place.  We would like to encourage everyone to please check their crawlspace for droppings.

Here is some information from one of our neighbors:

"Apparently, the rats are very common in crawl spaces as they come up places like sewer lines (not in the lines themselves, but the space around the pipe that leads to the street is a rat highway). Anyway, they don't come into your house, so checking inside isn't going to tell you if you have them or not. Instead, everyone should be checking throughout their entire crawlspace and attic. The ones making it into my crawlspace are also burrowing holes from [another lot]. 

Not only is a rat infestation in your crawlspace stinky (rat poop and dead bodies!), but the feces also carries diseases like Hanta Virus. They nest in your insulation below your floors, eventually rotting it out from their feces and urine. Then, they can spread to your house, regardless of how clean you keep things inside. If your neighbors have them, you will get them. Things that the exterminators said don't help: keeping your garbage outside and having dogs or cats leaving feces in your yard."

Yard Improvements

Hello Neighbors and welcome to Spring!  As the weather is becoming nicer, we know that many of us will be making improvements to our property.  We would like to remind you of a few CC&Rs:

2.1.b and c front and back yard installation: 
Yard installation plans must be pre-approved by the Homeowner’s Association prior to commencement of installation.  Yards must consist of a minimum percentage of grass and additional areas as to comply with the rules and regulations of the County of King.

9.5 Approval Required
Except as to original construction, alteration, or improvements performed by the Developer, no construction activity of any type including clearing and grading, cutting or transplanting of natural vegetation may begin on a Lot or Common Area and no building, structure, fence or other improvement shall be erected, placed or altered on any Lot or Common Area until at a minimum, the building plans, specifications and plot plans showing the nature, kind, shape, height, materials, exterior color and location of such building, structure or other improvements have been submitted and approved in writing by the ACC or its authorized representative as to harmony of exterior design and location in relation to and its effect upon surrounding structures and topography. Further, no fences, hedges or walls shall be erected or altered and no exterior changes of any kind shall be made to any building including, but not limited to, exterior color changes, additions or alterations until such written approval shall have been obtained.

9.17 Fences and Walls
In order to preserve the aesthetics of the Properties, no fence, wall or hedge shall be erected or placed on any Lot unless prior written approval has been obtained from the ACC. The design and color of any fence on the properties shall be approved by the ACC before construction, and shall be substantially similar or in harmony with other fences located on the Properties.  Fences are to be constructed of cedar material and shall not exceed 6 feet in height and must be constructed of cedar.

Fences should be stained a neutral color.
